The median price of single-family homes in Northeast Florida decreased by 1.8% in March to $379,995, down 2.5% from the previous year. Inventory rose 10.2%, reaching the highest level in five years with 8,258 homes available. Closed sales increased by 35.7% to 1,784, while pending sales fell by 12.6%. The Home Affordability Index slightly improved to 69. County-specific trends showed varied price changes and sales activity across Baker, Clay, Duval, Nassau, Putnam, and St. Johns counties.
